Event Recap

Wheatlands Pumpkin Patch
Thank you to everyone that came out to the Wheatland’s pumpkin patch event! We had fantastic weather and a great turnout.
Everyone enjoyed picking their own pumpkins in our patch, doing a Halloween craft, getting their face airbrushed, jumping in the bounce house and petting the adorable farm animals. We were also able to enjoy the addition of the craft fair this year.
A very special thank you to 1320 Homes Real Estate for sponsoring the hot beverage truck and providing everyone with a complimentary cold or hot beverage. We couldn’t do this without you!

Community Update
Budget Workshop
The Board held our annual budget workshop in October. We went through each of our contracts and focused on ways to reduce costs. We were able to negotiate to keep Waste Management for the community but match a lower rate that a competitor offered. This was a significant savings to the community. We also looked at reducing costs with other contractors and will be moving from Altititude Law who is responsible for collecting legal fees associated with covenant enforcement to WIPLI. In addition, the CFO of the YMCA confirmed they planned not to raise rates next year. We reviewed other landscape contractors and Cox Landscaping continues to provide great value at a reduced costs compared to other companies’ quotes. We are anticipating not having to increase our monthly fees or the mil levy next year based on the cost savings discussed at the budget workshop; however we will have final budget numbers and approval at the November meeting.
Landscape Maintenance
What a warm October we had! It was nice to see so many residents enjoying the park and we are glad that the bathrooms were open for an extra month. Cox will be winterizing them in November. Cox continues to clean up around the gazebo and has done additional power washing to keep the area looking fresh. We did have a few stones fall off the gazebo pillars and had them replaced as well as fix a few benches at the park, so we continue to maintain the park as needed.
Front Range Closing Report
Front Range provided the board with their closing report for the season. It includes a timeline for future repairs and maintenance items at the pool which is helpful for budgeting and keeping our pool working properly. The plaster of the lap pool has been completed in October. We know residents are going to appreciate the smooth surface on your feet next summer and are glad we were able to get the project completed quickly. The zero entry pool had its pressure test completed in October and unfortunately it did not pass. They detected a leak and now are investigating where the leak is happening so we can plan to make the repairs during the off season.

Holiday Lighting and Decorations
While it may be hard to believe, holiday season is, in fact, fast approaching. Cue the holiday parties, lights and decorations. Here is an opportunity to review you District’s rules.
Per the Wheatlands Residential Improvement Guidelines section 3.44 Lights and Lighting:
“Holiday lighting and decorations do not require approval. It is required that they not be installed more than forty-five (45) days prior to the holiday. They shall be removed within thirty (30) days following the holiday.”
