Event Recap
Coffee & Craft – Thanksgiving Edition
Thank you to everyone who attended the Thanksgiving Coffee and Craft event on November 9th. We had a great turnout, and all the crafters had a lot of fun making their Thanksgiving posters and cute turkey mask craft. A very special thank you to your Wheatlands resident, Andrew Jatau, for picking out the crafts and helping organize this event.
Community Update
The board would like to thank the community for all its support this year! We have had a great year with so many wonderful activities and events. Thank you to Isabell, our property manager at the YMCA, for all you do for our community! Thank you also to our sponsors; we appreciate you and your willingness to contribute to our events! We have created some magical events that our neighbors look forward to each year. We had an amazing turnout at our annual Easter, 4th of July, End of Summer event, and Pumpkin Patch event. We look forward to our annual Christmas event at the clubhouse with Santa and the Grinch. We also tried a few new events at our recreation center this year, based on your suggestions! From couples yoga to sound baths and TRX training, the Y is enhancing and adding programs. In November, the board met with the CEO of The Metro Denver YMCA, who discussed how important it is to get feedback from our community on the activities and programs you would like to see at our recreation center. So if you have an idea for programming or community events, please let the Y staff or the board know. We love to hear from you!
Looking ahead to next year, we plan on completing a few large maintenance projects for the community. The first item is fixing the outdoor pool. We understand that the kiddie pool not being open on time this year impacted our community, and we do not want to continue having issues with it next year. Working with the Pool Doctor, the board approved putting in completely new piping for the kiddie pool. While this is a big expense, our pool is getting older and requires maintenance every year. Currently, the pipes are all under the pool, so when a leak occurs, we have to shut down the pool and dig it up to find it. The plan is to seal off the piping under the pool and install new piping along the sides of the pool, which will feed into the pool walls. In addition, we want to fix a few other issues at the outdoor pool. We plan to replace the remaining pump from when the pool was built, and change the filter sand during the off-season. The second item that we want to fix is the playground by the clubhouse. The climber and several of the pieces are failing safety inspections and getting older. We need the playground to remain safe for residents, so we have opted to replace the play structure rather than fix each piece separately. The board reviewed several proposals during our past few meetings and approved a new play structure. We look forward to beginning the project soon and updating the playground by the clubhouse next year. Finally, we plan to fix the drainage issues at the Bug Park. We will be replacing the turf around the field and basketball court to help with the water run off. We did submit it to the City of Aurora for their water-rebate program and they are going to give us a grant of $35,000 towards the project. If you have been reading our monthly newsletters, you know we have been discussing this landscape project for awhile and wanted to get approval for the rebate before we begin work at the park. We are excited to actually get it started, and you should see Cox Landscaping begin the work in the next few months.
In order to complete the maintenance projects and fulfill our debt obligations for 2026, we will have to raise our mil levy to 80.0 mils and increase our monthly fee from $70 to $75. Budgeting was extremely challenging as our obligation to SARIA is going from $70,000 per year to $339,000 next year. To view more information on SARIA you can visit their website at https://www.sariauthority.com/. The board met several times for budgeting discussions and we did not take this decision lightly. The board is made up of 5 residents who live here and want to keep costs low. We did save money this year in our operations and park budget, as we anticipated these additional expenses would go up. We continue to look for ways to save money and also balance the responsibility of maintaining our beautiful neighborhood and amenities.
Get prepared for a billing change next year, the board decided to save money by switching from AMBCOBI, which does our monthly billing, to AMI. This change will give residents one point of contact for both covenants and billing and will be effective January 1, 2026. If you have automatic payments, your January payment will be turned off at AMBCOBI, and you will need to create a new automatic payment with AMI. More details on how to make the switch will be communicated and emailed soon. We appreciate your help in making this change.

Covenant Enforcement
Important Update on Assessment Processing Transition
Dear Homeowners,
We are pleased to share an important update regarding the services we provide to the Wheatlands Metro District. In addition to continuing our role in covenant enforcement and design review, we will also be assuming responsibility for assessment processing beginning January 1, 2026.
To ensure a smooth transition, login and payment information will be sent individually to each homeowner during the month of December. This will provide you with the necessary details to access your account and make payments under the new system starting in January.
Please note:
- December assessments must still be paid to AMCOBI.
- Beginning January 2026, all assessment payments will be processed through our office.
