Community Update
New Property Manager
We would like to thank Isabell Rodau for being our property manager over the last 5 years. We truly appreciate everything she has done for our community and all the fun events she hosted. She has touched so many lives in our community and truly cared about creating relationships with each of our households. We appreciate all the summer hiring of lifeguards, constant contact communications, and all the ways she created process improvement; she consistently found ways to enhance our community. We will miss her and wish her well in all her future endeavors. Beginning January 15th, we have a new property manager from the YMCA, Katalin Dor. You may have met Katalin at our past events, as she has helped Isabell host them. And if you haven’t met her yet, please say Hi at any one of our upcoming events. If you do have any property management questions, you can reach her at KDor@denverymca.org
Playground by the Clubhouse
The board is excited to begin the work to replace the playground by the clubhouse. We have finalized our contract with A-Z Recreation, and they will begin construction over the next few months. We chose the color scheme to match the natural look of our neighborhood and the shades to allow the children to play on the structure during the hot summer months. Below are renderings of the new playground structure:

Pool Maintenance
During the off-season, the board is working on getting the pipes replaced around the wader pool. The pool has had several issues with all the pipes being under the pool, and the proposal was to have them replaced with pipes around the pool instead. We gave the contract to the Pool Doctor and are waiting for their response. We are hoping to still be able to move forward with the planned improvements; however, we will have a better idea of timing at our next board meeting. The board would like to complete all the repairs during the off-season. So if the Pool Doctor can’t get it done this winter, we might have to wait until the Fall of next year to begin the pipe replacement. The pool should still work this summer even without the repairs since they did find and fix the leaks last summer. However, we are still worried about new leaks and would like to get a better solution in place.
Monthly Fees
We wanted to thank the community for their patience with the switch from AMCOBI to AMI. Everyone should have received an email from AMI with their login information. If you need to log in, you can visit our website at www.wheatlandsmetro.org and log in under Covenants or under Community Documents >Association Fee. It is the same login for both covenants and association dues now. We are waiving late fees for January and February since the transition took longer than anticipated. Please respond to AMI if you do get a request to pay your bill and reach out to them with any questions at ClientCare@amihoa.com
Covenant Enforcement
Important Update on Assessment Processing Transition
Dear Homeowners,
We are pleased to share an important update regarding the services we provide to the Wheatlands Metro District. In addition to continuing our role in covenant enforcement and design review, we will also be assuming responsibility for assessment processing beginning January 1, 2026.
To ensure a smooth transition, login and payment information will be sent individually to each homeowner during the month of December. This will provide you with the necessary details to access your account and make payments under the new system starting in January.
Please note:
- December assessments must still be paid to AMCOBI.
- Beginning January 2026, all assessment payments will be processed through our office.
We appreciate your cooperation during this transition and remain committed to serving the Wheatlands community with transparency and efficiency. Should you have any questions, please do not hesitate to reach out to our office at clientcare@amihoa.com or by calling 720-633-9722
Thank you for your attention to this matter and for your continued partnership in maintaining the quality and integrity of our community.
