Community Update
New Property Management
The board has decided to switch property management companies from the YMCA to AMI. With this change, we will welcome back, Isabell Rodau, as our property manager, who is now employed with AMI. This will consolidate covenants, billing, design review, and property management all in one place. Switching to AMI will also provide cost savings for the district. We still value our relationship with the YMCA, and they will continue to manage the recreation center for our community.
Clubhouse Park Update
We began installation of the new park in February by the clubhouse. The park is expected to be fully completed by the first week of March. We appreciate everyone’s patience during the construction period and look forward to all the neighborhood kids being able to enjoy the new play structure.

Pool Update
Unfortunately, Pool Doctor will not be able to pull the engineering permits required by the City of Aurora in time to complete construction during the off season for the wader pool. Because of the timing of this, the board has decided to wait until next Fall to start any of the construction on the wader pool. The wader pool was working at the end of our last pool season, so we are planning to continue with it for next season. As explained in previous newsletters, the renovation is to move the pipes to around the pool instead of under it. We are hopeful we won’t run into any additional leaks this summer and can wait until the off-season next year to change the pipes. In addition, this gives us time to go out to bid to try and reduce costs on the renovation.
Landscape Maintenance
Cox has begun the water wise project at the park and at the corner of Harvest. This project will replace turf with native grass, saving the district money on our water bill and also utilizing the rebate from the City of Aurora to do the conversion.
Covenant Enforcement
Dear Homeowners,
We would like to thank everyone for their patience as we completed the transition of assessment processing to AMI on January 1, 2026. We understand that some issues arose during this change, and we truly appreciate your understanding and cooperation throughout the process.
In recognition of the challenges experienced, the Board has decided that no late fees will be assessed for the months of January, February, or March. This grace period is intended to ensure all homeowners have adequate time to update their accounts without penalty.
If you have not yet set up your payments with AMI, please make sure to follow the instructions that were provided. This will ensure your assessments are processed correctly moving forward.
Thank you again for your patience and for your continued partnership in supporting the Wheatlands community. If you have any questions, please feel free to contact our office at clientcare@amihoa.com or 720‑633‑9722.
Payment FAQ – Wheatlands Metro District
We do not send out monthly statements.
Each year, after the annual budget meeting, the District sends an Assessment Notice with the new monthly rate, how to pay, and when payments are due. Payment coupons can be requested by contacting clientcare@amihoa.com.
How can I avoid processing fees?
Enroll in Auto‑Draft (ACH) — it’s free. Payments made through the “Make a Payment” button (one‑time or recurring eCheck) include processing fees, even if you use a checking account. These fees are charged by a third‑party processor, not AMI.
How to Enroll:
- On the Home page of your portal, click the pencil icon next to Auto‑Draft, or
- Enroll directly at https://amihoa.com/ach/
Why did I see a balance on the 1st if I’m on Auto‑Draft?
Your monthly charge appears on the 1st.
Auto‑Draft pulls on the 15th to pay it.
(Example: Feb 1 shows $75 → Auto‑Draft pays it on Feb 15.)
This is normal and does not mean Auto‑Draft failed.
Where do I find payment options?
- Auto‑Draft (No Fee): Home page → Auto‑Draft (pencil icon)
- Big Blue “Make a Payment” Button:
- One‑Time Payment (fees apply)
- Recurring Payment (fees apply)
- Review/edit recurring payments under Manage Payments.
How do I check my balance, and will Auto‑Draft pull the full amount?
Check your balance under Payments in the portal.
If enrolled, Auto‑Draft will pull the full amount due automatically—no manual payment needed.
Why do I see Park & Rec $51 + Operations $24?
These two items equal your $75 monthly assessment. The portal simply shows a more detailed breakdown based on the District’s 2026 budget.
Quick Payment Options
✔ Auto‑Draft (ACH) – Free, recommended
✔ One‑Time Payment – Processing fees apply
