Community Updates
Clubhouse Rental Update
Please note an upcoming change to Clubhouse rentals. Beginning in May, all new rentals will be required to pay a $100 cleaning fee. Renters will continue to be responsible for disposing of trash and returning furniture to its original placement; however, a cleaning company will clean the facility after each rental.
Additionally, security will now be required only for events with 75 or more attendees where alcohol is served. Security will not be required for events with fewer than 75 attendees serving alcohol.
The board made these changes to enhance the communities experience with renting the clubhouse. We trust our neighbors can respect our mutual property however we want to acknowledge that if we experience issues regarding security, we will have to reassess our new policy.

City of Aurora Inlet Repair
On April 27, Aurora Water’s contractor will begin stormwater improvements on East Aberdeen Drive at South Ider Court. This project will include the installation of three new drainage inlets and associated piping, as well as a grassed emergency overflow swale designed to direct excess stormwater away from nearby private properties and toward Powhatan Road. Construction is expected to take approximately two months.
Outdoor Pool Update
The board signed a contract with Front Range Recreation to be our lifeguards at the outdoor pool.
They are currently hiring lifeguards, so if you are interested in lifeguarding at our pool, you can apply with them here: https://form.jotform.com/252996633771067

Covenant Enforcement

Watering Restrictions
Due to ongoing drought conditions and reduced water supply, the City of Aurora has implemented mandatory Stage 1 Watering Restrictions effective April 7, 2026. These restrictions apply citywide and are intended to protect water resources for the months ahead.
What This Means for Your Property
Under the new rules, outdoor landscape watering is limited to two (2) days per week, and watering is prohibited between 10:00 a.m. and 6:00 p.m., when evaporation is highest.
Assigned Watering Days
Even‑numbered addresses: Thursday and Sunday
Odd‑numbered addresses: Wednesday and Saturday
Multi‑family properties, HOA common areas, and commercial accounts: Tuesday and Friday
Additional City Restrictions
- Private pools may not be filled (topping off existing pools is allowed)
- Installation of new turf is prohibited
- Decorative fountains and water features must be turned off
- Water Waste – Water pooling, Watering sidewalks or streets, Unrepaired irrigation leaks, Unrestricted hose use (must turn off when not in your hand)
The City strongly encourages residents to keep irrigation systems turned off until at least May 1
City Enforcement & Potential Fines
Aurora Water is actively enforcing these restrictions using real‑time metering technology:
First violation: Warning
Second violation: $250 fine
Third violation: $1,000 fine
(Commercial penalties are higher.)
District Enforcement
Please note that the district is aware of and will take into consideration the City of Aurora’s current Stage 1 Watering Restrictions when reviewing and issuing any landscape‑related violations. We will not issue violations for dry turf appearance however, owners remain responsible for the general upkeep of their lawns and landscaped areas, including but not limited to:
- Regular mowing
- Edging
- Pulling or treating weeds
- Maintaining a neat and orderly appearance, regardless of watering limitations.
Why These Restrictions Are Necessary
Aurora’s water reservoirs are currently at approximately 58% capacity, and this year’s extremely low snowpack is expected to provide minimal spring runoff. These restrictions aim to reduce overall water consumption by about 20% to preserve supplies through 2026 and beyond.

HOA Drought FAQs
Thank you for your cooperation and for helping conserve our community’s water resources
Please note, the district is registered in the Large Property Variance Program through Aurora Water. This allows the district to water outside of the two days per week, provided they comply with reduced allotments. Fortunately, WMD has a long history of using far less water than they are allotted so this should not be an issue for the district.
Metro District Dues

If you have not yet set up your payments with AMI, please make sure to follow the instructions that were provided. To ensure your assessments are processed correctly and to avoid late fees on your account.

Payment FAQ – Wheatlands Metro District
We do not send out monthly statements.
Each year, after the annual budget meeting, the District sends an Assessment Notice with the new monthly rate, how to pay, and when payments are due. Payment coupons can be requested by contacting clientcare@amihoa.com.
How can I avoid processing fees?
Enroll in Auto‑Draft (ACH) — it’s free. Payments made through the “Make a Payment” button (one‑time or recurring eCheck) include processing fees, even if you use a checking account. These fees are charged by a third‑party processor, not AMI.
How to Enroll
- On the Home page of your portal, click the pencil icon next to Auto‑Draft, or
- Enroll directly at https://amihoa.com/ach/
Why did I see a balance on the 1st if I’m on Auto‑Draft?
Your monthly charge appears on the 1st.
Auto‑Draft pulls on the 15th to pay it.
(Example: Feb 1 shows $75 → Auto‑Draft pays it on Feb 15.)
This is normal and does not mean Auto‑Draft failed.
Where do I find payment options?
- Auto‑Draft (No Fee): Home page → Auto‑Draft (pencil icon)
- Big Blue “Make a Payment” Button:
- One‑Time Payment (fees apply)
- Recurring Payment (fees apply)
- Review/edit recurring payments under Manage Payments.
How do I check my balance, and will Auto‑Draft pull the full amount?
Check your balance under Payments in the portal.
If enrolled, Auto‑Draft will pull the full amount due automatically—no manual payment needed.
Why do I see Park & Rec $51 + Operations $24?
These two items equal your $75 monthly assessment. The portal simply shows a more detailed breakdown based on the District’s 2026 budget.
Quick Payment Options
✔ Auto‑Draft (ACH) – Free, recommended
✔ One‑Time Payment – Processing fees apply
✔ Recurring Payment (non–Auto‑Draft) – Processing fees apply
