Community Event Recap

Thank you to everyone that came out to enjoy the wonderful holiday festivities at the clubhouse on December 2nd. We had Santa come for a special visit and he read Christmas stories and listened to children’s wish lists. Everyone was able to enjoy cookies and hot chocolate sponsored by 1320 Homes Real Estate, make a fun Christmas ornament craft and get a ride on a horse drawn carriage rides from Colorado Carriages. Thank you for another wonderful year full of fun. Happy Holidays!

Dear Residents,

As inflation and costs rise across the country, so have the costs to operate and maintain the district property. As the board reviewed our finances for 2024, we came to the tough conclusion that we will need to raise our monthly fee by $5 next year. The monthly fee will go from $65 a month to $70 a month. The increase will begin on January 1, 2024. The Wheatlands Board is composed of your fellow homeowners and we did not make this decision lightly understanding the impact it would have to our community members.  However, we have not raised the monthly fee in over 10 years, and we appreciate the community’s understanding as costs have significantly increased for the district. By raising the fee, the board will be able to maintain and operate our community clubhouse, parks, and recreation center to the high standards that residents expect and deserve.

AMCOBI does our current monthly billing, and we are not changing them as our billing company. For those enrolled in auto payment directly with AMCOBI, no change is needed on your end. They will change your monthly draft for you beginning January 1, 2024. For those that have opted to have their bank send an ACH directly to AMCOBI instead of having them draft the payment, you will need to contact your bank to have the monthly draft updated to $70 a month. Please reach out to AMCOBI if you have any questions or concerns regarding your payments. Their contact information is as follows:

Landscape Maintenance-

The board was presented several proposals from COX Landscaping to review during our November meeting. The board approved removing the dead trees located near the recreation center and replacing them. They also approved placing rocks near the new urban soccer field to eliminate the mud right next to the sidewalk and help with erosion control. The board is looking at next year hiring a design architect to look at our medians throughout the community to xeriscape and take advantage of the rebate being offered by the City of Aurora.

Dog Waste

We have been contacted about dog waste in front yards, especially for those residents that live near mailboxes. They are seeing frequent dog droppings in front of their homes.  Please be a good neighbor and pick up after your pet.

Park Bathroom –

The park bathroom has been winterized and will remain closed for the winter months. We plan on re-opening it in the spring with more frequent cleaning to help with the vandalism.

10 Tips to Prepare Your Property for Winter

Taking care of a few simple things around your home and yard in the fall can save hundreds, if not thousands, of dollars in preventable repairs.

1.     Clean up leaves. Clean up leaves in the yard and finish any needed landscape maintenance.

2.     Clean out gutters. Keep gutters clear of leaves, twigs and debris. The debris buildup can keep the melting snow and ice from flowing freely, which can cause gutters to freeze.

3.     Turn off outside water faucets and drain irrigation systems. Properly drain and blow out irrigation systems to avoid damage from freezing and thawing—drain and coil hoses for winter storage. Remove hose nozzles, sprayers, and wands. Store these items in a non-freezing spot, like a garage or basement. Drain outside faucets, turning off water from inside your home. Consider covering exterior faucets with an insulating cover, especially if you don’t have a turn-off valve inside.

4.     Cover outdoor furniture. Clean and cover outdoor furniture, take down umbrellas, and ensure it’s all snug and secure for winter.

5.     Check outdoor lighting. Inspect outdoor lighting, replacing bulbs as needed.

6.     Power wash outside surfaces. Take time to scrub down patios, decks, and walkways to remove accumulated dirt from summer.

7.     Wash windows. Wash both inside and outside surfaces and inspect seals. Caulk if necessary. Remove screens and stow them for winter.

8.     Have the heating system inspected. It is also important to clean your chimney and fireplace

9.     Plan snow removal. Plan the removal of snow on your driveway and sidewalks. Make sure your shovels are in good condition. Remember to remove the snow from your sidewalks within 24 hours from the storm’s end.

10. Buy ice melt. Pick up a few bags of ice melt for decks, stairs, and walkways. For a pet-friendly ice melt, you can use magnesium chloride. Magnesium calcium chloride blends are said to be pet-friendly, but they aren’t always. Using salt blends on concrete is also not recommended, especially not new concrete. Using sand for traction is the safest choice on concrete.
